Wedding Deposit

Wedding deposit is $150, which is not refundable or transferrable.

Reservations & Payment

Our Eureka Springs bed and breakfast accepts:
MasterCard, Visa, Discover or cash.

A one-night room deposit will be charged to your account at the time of the reservation. A valid credit card must be given at the time of reservation.

We do not accept checks.

Non-Refundable Holidays

The following holidays are non-refundable: Valentine’s Weekend (as determined by the innkeeper), Memorial Weekend, Blues Festival, Labor Day Weekend, October War Eagle, Thanksgiving Weekend, New Year’s Weekend.

Check In/Out

Check in time begins at 2pm, unless prior arrangements are made.

To avoid finding the Inn locked and the Innkeeper off of the premises, we ask that if you are not going to be arriving quite when you thought you might, please call and let us know.

Cancellations

We are a small, privately-owned business, and due to our small size, cancellations impact us significantly. A last minute cancellation gives us little chance of filling your room. For this reason we uphold a strict policy. Reservations must be cancelled 14 days prior to arrival. After that, no refund is possible regardless of reason, unless….

If we have luck filling your vacancy, you will receive a refund less a $20 processing fee. We do our best to fill the rooms in your stead.

A $20 booking fee will be deducted from your deposit for all cancellations.

If you leave before the date scheduled for departure or if you do not show for your reservation on the date scheduled for arrival, you will be charged for the full amount of your reservation.

Group Cancellation Policy exists for groups or individuals reserving more than two rooms or cottages for any given date. This policy basically extends the cancellation notification period from 14 days to 30 days.

Rates are for double occupancy.

Pets & Children

We do not have facilities for children, infants or pets. Ask the innkeeper about our pet friendly cottages.

Weather Cancellation Policy

You may cancel due to dangerous driving weather the day before or the day you are due to arrive. We do not accept weather as a cancellation excuse anytime prior. We do check current weather conditions. If you must cancel your reservations due to weather conditions, you have the choice of rebooking at that time or taking your deposit (half of a multi-night stay or the whole price of a single night stay) as a gift certificate, good for 3 months from the date issued.

Wedding Appointments

To view our wedding facilities, we ask that you make an appointment. Weekends are very busy with weddings, and our first commitment is to our registered brides and grooms, so please be patient if you are waiting to view our wedding garden and parlor.

We are not always available at the Inn, so please make an appointment.

Brides and Grooms: Please do not bring more than one or two family members along when viewing our facility – this is disruptive to the privacy of our current guests and wedding couples.

It is unlikely during your appointment that any rooms will be available for viewing. The rooms are frequently booked with guests. Our Inn at Rose Hall website does a wonderful job of showcasing our rooms.

Items Left Behind

We only return items left behind if they are requested to protect the privacy of our guests. Please email or call as soon as you know you are missing something.

With the large number of items left by our guests, and the rising mailing costs, we ask that you be prepared to cover the postage with a credit card number when you call.

We ask that you be patient in receiving your item back. It can take up to two weeks before we are able to send your missing items to you.

General Guest Policies and Information

  • Rates are based on double occupancy and do not include tax. Weekday rates in effect for Monday - Thursday. Weekday rates are not available in October and on Holidays.
  • We are a non-smoking facility. Smoking is permitted outside. Please extinguish all items thoroughly in the ashtrays provided before leaving the deck area. $150 is charge to the card of the registered individual of any room smelling of smoke.
  • Our apologies, we cannot accommodate children, infants or guest pets at the Inn at Rose Hall Bed and Breakfast. Some of our off-site cottages are suitable.
  • At our Bed and Breakfast and Wedding establishment, we strive to provide top quality bath products and linens while maintaining sensitivity for our environment. We give you the option of requesting fresh towels daily, or reusing them one more day. Our towel policy is posted in our rooms.
  • We provide light housekeeping during your stay.
  • We are energy conscience, and ask that you turn off unneeded lights and adjust the thermostat when you leave the room.
  • Cans and plastic/glass bottles are recycled. Please place them in the recycling bin, or next to your trash bin.
  • The inn’s quiet hours are 10:30pm - 7am daily. Please use the whirlpools before 10:30pm in respect of your fellow guest, and turn your TV’s down after 10:30pm.
  • Any damage caused to the Inn at Rose Hall property, including furniture and fixtures, above normal wear, will be charged to the credit card on the registration form. A replacement fee will be charged for any items missing from a guest room upon the date of check out, including fixtures, towels, bedding, and decorative items.

The Inn at Rose Hall Bed and Breakfast is privately owned and the management reserves the right to refuse service to anyone and will not be responsible for the loss of money or valuables of any kind.
